HIPS fees and flats for sale

Home information packs, or hips for short, is a new piece of European wide legislation designed to make all properties more environmentally friendly.

To keep it short, it is not dissimilar tot he triple A rating you now get on all new or nearly new white goods like refrigerators, washing machines, freezers and dishwashers.

It is basically a report that has to be produced to any interested parties wishing to buy your property to see the energy efficiency of your property.

You need to at least apply to the correct government department and make you payment before you can put your home up for sale.

Typically the cost of HIPs can be anywhere between £400.00 and £1000.00.

There are exemptions from the legislation though:

Private sales are exempt. Also currently any property with less than 4 bedrooms is also exempt. Another point of interest is any property that you cannot legitimately move into, for instance if you buy a property that has sitting tenants, is also exempt.

The main thing to remember is that if you do need hips, you do not need one when you sell to us. Because this will be a private sale between you and us then your flat sale will be exempt from needing hips reports.
